Proximity Partners was founded on a simple insight: commercial real estate owners possess a massively underutilized asset — available electrical capacity in strategically located buildings.
At the same time, edge computing providers need distributed hosting locations close to end users. The gap between these two needs is where we operate.
We originate, structure, and manage the partnerships that connect CRE owners with vetted edge computing providers — creating recurring revenue streams that far exceed traditional alternatives like cell tower leases, with smaller footprints and greater flexibility.

Managing Partner
Along with her role at Proximity Partners, Lara continues to serve as Founder & CEO of CV Capital. Prior to these roles, she was a Partner and Equity Placement Specialist at BlueMarlin Financial Group, where she structured and placed capital solutions for commercial real estate sponsors. Earlier in her career, she conducted research in quantum computing and contributed to technical projects including Mars rover-related efforts, and later taught AP Physics C while serving as Science Department Chairperson at Cy-Fair High School.
Ms. Kimbrell holds a bachelor's degree in physics from Texas A&M University, where she was a President's Endowed Scholar and a member of the Society of Women Engineers. She also attended graduate school at Texas A&M from 1998–1999, pursuing studies in physics and engineering. She lives in Waco with her husband and three teenage children.

Managing Partner
Along with his duties as a Managing Partner at Proximity Partners, William also heads Milestone Partners, a real estate private equity investment firm. Prior to founding Milestone, Mr. Wells was a member of the real estate investments team for Fortress Investment Group's credit funds, where he focused on making opportunistic joint venture real estate equity investments. Before that, he was a member of the investment team for Wells Fargo's (NYSE: WFC) Real Estate Capital Investments group, where he underwrote and managed opportunistic joint venture real estate equity investments. Mr. Wells began his career in commercial real estate as an acquisitions intern at The Bascom Group.
Mr. Wells holds dual bachelor's degrees in philosophy and religion from Biola University, an MBA from the University of Southern California Marshall School of Business, an MS in Real Estate Development from MIT, as well as several technical master's degrees. He is currently completing a PhD in Behavioral Finance in the Department of Land Economy at the University of Cambridge.
